Mold can become present in your home in many ways.  It can be caused by plumbing leaks, roof leaks or rain to list a few.  You may have a musty odor in your home or areas on walls or under carpets that may look suspicious. Unwanted water intrusions can lead to mold growth. We can help by providing test results showing the kinds of mold and the limits you may have.


W.D.C. Inspection Service home inspectors are certified environmental and mold inspectors with Pro Lab., Inc., Environmental Solutions Association & America’s Inspector, Inc.  The inspector is a generalist and is not a certified industrial hygienist. We offer limited sampling and mold screening which consists of a visual inspection of the home. The inspector cannot determine the extent or type of microbial contamination from the results of the visual assessment alone.  An appropriate number of samples must be collected before the presence or absence of mold can be quantified.  Sampling techniques consist of air samples, carpet, wall checks & swabs where mold is visible.  Samples are taken to an accredited laboratory the same day where they are analyzed for the presence of mold. The lab will then issue a report detailing the presence and type of mold, if any, found in the samples including reference guides to describe the various types of mold. Laboratory results are generally provided to W.D.C. Inspection in 24 hours.  Upon receipt results are emailed, faxed or mailed to the client.

Scope of Mold:

The mold identification inspection consists of a visual assessment for mold problems in all defined areas of the subject property along with the collection of appropriate number of samples as identified by the inspection protocols for each inspection type. Results of a mold identification inspection are not a guarantee that mold does or does not exist in the subject property.  The results are indicative only of the presence or absence of mold in the areas sampled at the time the inspection is performed.

Visual Assessment:

The purpose of the visual assessment is to identify visual mold contamination or conditions that may be conducive to microbial growth, such as musty odor and/or evidence of water penetration, in readily accessible areas of the subject property.  The Technician is not liable for failure to discover any conditions other than readily apparent and accessible mold, including, but not limited to, water penetration.  Following the visual assessment, sample collection and receipt of laboratory results the client is provided with a written report stating whether mold or conditions indicating mold were found in the subject property.

Limited Mold Sampling:

Limited Mold Sampling consists of a visual assessment for mold problems in areas designated by the client and the collection/analysis of samples in these designated areas.  The objective of Limited Mold Sampling is to determine whether mold problems exist in the designated areas sampled at the time the Limited Mold Sampling is performed.  The Limited Mold Sampling is not a guarantee that mold does or does not exist in the subject property.  This level of service consists of taking appropriate samples in specified locations and provides a fast economical method to determine if and what type of mold are in the defined affected areas. 

Mold Screen:

The Mold Screen consists of a visual inspection in readily accessible areas for mold and/or conditions that may indicate the presence of mold (“red flags”), for example, musty odor and/or evidence of water penetration.  If the visual inspection shows no or one “red flag” area, then limited samples will be taken.  If “red flags” are found in multiple areas, then the client will be advised and offered the chance to have additional samples collected in any and all identified areas.  If  elected, the inspector may only take samples in areas designated by you.  The objective is to determine whether mold problems exist in the readily accessible areas sampled at the time the Mold Screen is performed.  As such, the results of the mold screen are not a guarantee that mold does not/will or will not exist in the subject property.  The results are indications only of the presence or absence of mold in the areas sampled at the time the mold screen is performed.
